A. Preventive & Corrective Maintenance  Plan, schedule, and supervise preventive maintenance (PM) programs for all facilities, including:  HVAC systems  Plumbing and water systems  Electrical systems and lighting  Fire alarm and firefighting systems  Pumps, motors, and generators  Building structure (roofing, walls, flooring, painting)  Landscaping irrigation and water features  Ensure timely response and resolution of corrective maintenance requests.  Maintain records of all maintenance activities, inspections, and repairs. B. Team Supervision  Supervise and coordinate the daily work of maintenance technicians, plumbers, electricians, HVAC, and housekeeping personnel.  Assign and monitor work orders, ensuring quality workmanship and timely completion.  Provide technical guidance, training, and performance feedback to maintenance staff. C. Facility Management  Conduct regular inspections of residential units, common areas, and amenities (clubhouse, gym, swimming pool, playground, etc.).  Identify potential maintenance issues and recommend solutions.  Oversee third-party contractors for specialized maintenance works.  Ensure compliance with safety and security policies. D. Inventory & Materials Management  Manage inventory of maintenance tools, spare parts, and materials.  Prepare requisitions and monitor consumption to control costs.  Coordinate with procurement for the timely supply of materials. E. Health, Safety & Environmental Compliance  Implement and enforce safety standards for maintenance operations.  Conduct toolbox meetings and safety briefings for the maintenance team.  Ensure safe handling and disposal of hazardous materials.  Maintain proper documentation for safety inspections and permits. F. Reporting & Documentation  Prepare daily, weekly, and monthly maintenance reports.  Maintain a database of work orders, preventive maintenance schedules, and asset logs.
