As an Asset Manager with the DC Housing Authority, I was entrusted with repositioning over $500 million in affordable housing, tax credit, and real estate development projects across the District. My role focused on ensuring the long-term financial stability, regulatory compliance, and community impact of one of the nation’s largest public housing portfolios. Key responsibilities and achievements included: • Portfolio Oversight: Managed and evaluated a diverse portfolio of mixed-finance, Low-Income Housing Tax Credit (LIHTC), and real estate development assets, ensuring financial performance, regulatory adherence, and mission alignment. • Capital Repositioning: Spearheaded strategies to reposition and modernize more than $500 million in affordable housing developments, aligning capital investments with community needs and HUD requirements. • Financial Analysis: Conducted detailed financial modeling, cash flow analysis, and scenario planning to guide redevelopment decisions and optimize returns while safeguarding affordability. • Tax Credit Compliance: Partnered with developers, investors, and syndicators to structure, monitor, and maximize LIHTC performance, mitigating compliance risk and ensuring sustainability of housing units. • Strategic Partnerships: Collaborated with city officials, private developers, and nonprofit partners to structure joint ventures and public-private partnerships that advanced large-scale redevelopment projects. • Risk Management: Monitored asset performance, identified underperforming properties, and developed corrective action plans to protect long-term asset value. • Community Impact: Ensured projects supported the Authority’s mission to preserve and expand affordable housing opportunities, balancing financial feasibility with social outcomes. This role allowed me to combine financial acumen, regulatory expertise, and community-driven development strategy to strengthen the foundation of affordable housing in Washington, D.C.
