· Ensures the development and maintenance of best practices operating policies and procedures for all aspects of the property side operations in consultation with the Head of Operations and other key members of the senior team. · Demonstrates ability to identify complex project risks ,lead constructability reviews, develop risk mitigation and contingency plans to reduce/eliminate project risks for client and company. · Grows long-term relationships with clients on more partnership opportunities. · Develops and implements strategic plans in line with the entity /department's objectives. · Develops and implements operational plans for all FM related programs for the organization and creates the framework for facilities maintenance, integrating the project needs of the various properties, whilst ensuring compliance with local / international regulations. · Daily managing and monitoring of sub-contractors performance, consumables, inventory management in order to ensure delivering the best value management techniques.

 Establishing first service providing FM project that MGI appointed for (western region municipality).  Build up FM service provider department from scratch. • Creating the operation system, recruiting, resources, specialist subcontractor, procurement, labor accommodation with QOTA process, uniforms, transportation, tools, communications and all mobilization factors. • Responsible for 142 government building for total facilities management with comprehensive maintenance and new projects in six different cities in western region (Mirfa, Liwa, Madinat Zayed, Ghayathi, Silaa, Delma Island). • Managing Document Control Department and coordinating with Document Specialist to review our existing process and procedures and to make necessary incorporations and revisions. • Applying MAXIMO program and synchronizing with CAFM. • Approving and certifying all invoices related to projects based on approved payment schedule. • Pre project planning related to the organizations upcoming requirements. • Defining proper process and SLA`s regarding the complaint logs received by the end users. • Developing the project plan, agreeing goals, budgets, schedules and methods for measuring results. • Organizing and managing all phases of the project to ensure completion time, quality work and budget plan. • Managing communications and reporting to key stakeholders on a regular basis.  Gaining the approval on all project products from key stakeholders and the Project Sponsor.  Maintaining awareness, managing the needs and requirements from others as required.  Managing the mitigation of risks and issues on behalf of the project.  Carrying out regular site visits to ensuring that HSE and Quality roles are applicable.  Reaching client satisfaction.

 Developing standard operation procedures (SOP's) for inventory control.  Documenting and implementing control steps as required.  Supervising audits as necessary to ensure compliance to all processes and to measure effectiveness.  Responsible for comprehensive and emergency maintenance of Mosques, Schools and Government buildings.  Acting Facility Manager Duty.  Proposing new solutions for reduction of ongoing utilities.  Estimating the direct cost resources (Material, Labor, Equipment and subcontracting cost) for the project bidding stage according to the scope of work, technical requirements and special clauses/conditions.  Monitoring the performance according to the required SLA & KPI and providing necessary assistance to achieve required plan.  Supporting Design Department and checking the design drawings and specifications compatibility with the requirements.  Operation and Maintenance Management.  Projects Handover and DLP.  Handling a new renovation project with our team and the client representative.  Issuing the Bill of Quantities (BOQ) of the material to procurement department and support them during the purchasing process for technical specifications.  Leading a team of Engineers and controlling the contractors.  Supervising the mechanical works on site (HVAC, Gas connection ,water supply)  Revising the mechanical and infrastructure drawings.  Studying the contract conditions, technical requirement & specifications and BOQ.  Determining any deviation from the contract conditions.  Following up shop drawing transmittals, Material submittals.  Reporting to FM director directly.  Following up CRM system, and CAFM system.  Inspecting work on site and ensuring that quality is implemented.  Reaching client satisfactory

 Supervising the mechanical work on site (Gas Network, Irrigation Network, Water Supply Network and Sewer Network.  Managing the various aspects of property handover and defects liability management for infrastructure and common areas in all communities from an fm perspective.  Managing and developing a clear strategy which provides a smooth handover from construction to operation and establish the handover procedures of the project.  Checking all work for carbon steel pipe 16 bar (welding, radiographic examination).  Checking all tests for PRS with connections to gas network.  Handing over the pressure, hydrostatic and deflection test for all above networks  Following up all mechanical work for 11 pump rooms for all the water features.  Responsible for all mechanical equipment installations (HDPE pipe with all kind of welding, gate valves, AHU, duct work ,all plumbing work and HVAC work)  Surveying mechanical material and preparing the BOQ's.  Revising the mechanical drawings  Studying contract conditions, technical requirement & specifications.  Determining any deviation from the contract conditions.  Following up shop drawing transmittal and material submittals.  Administrating the mechanical subcontractor.  Checking subcontract agreements with subcontractors  Coordinating between the Consultant and Mechanical Subcontractor
