Using the unique Spaces operating model, I created partnerships taking a flexible and innovative approach to enable developers, owners and investors to maximise their net operating income and gross asset value of their holdings. Spaces is an experienced, professional rental operator. We made finding a home as easy as booking a hotel. By leasing properties directly from owners and transforming them into Spaces homes - our renters receive great quality, all-inclusive rentals with amazing customer service, while owners increase the net operating income by up to 40%. I believe that the rental experience is overdue massive change. For owners and renters alike, the lettings market continues to be dated, unreliable and expensive. Why should something as fundamental as finding a home be so difficult? With Spaces I set out to disrupt and transform the rental market by providing high quality homes and a more profitable solution for owners in a scalable and efficient way.

Following my entrepreneurial passion, the time was right to create something new at a startup. Joining my cousin Shazz to create the future of Spaces was the next step in the culmination of years of experience, meeting a passion by delivering an amazing living experience for members in London and eventually the world. With the focus of creating purpose designed, beautiful living spaces, I identified, modelled and acquired real estate development opportunities in London. I led teams of best in class professional consultants to design and create new and inventive approaches to achieve the business vision. I was also involved in thought leadership and steering groups with the focus of looking at innovative ways of carrying out development and addressing the broken housing market. Backed by private investors and institutional money, I went on to acquire substantial holdings, taking the Spaces development portfolio to a total value of over £250m.

Working with the private equity titan, Blackstone, I enjoyed a high octane role where I was the Development Manager responsible for over £1.5bn worth of UK and European real estate. This involved modelling and analysing asset opportunities to optimise the manner in which they were developed and delivered in accordance with the business plan and investment thesis. I had the pleasure of coordinating and managing large teams of top performing professionals in their respective fields to collect the inputs required for any given project and task. This was all applied across a wide range of asset classes which included commercial offices, residential, student accommodation, business parks, retail, mixed-use estates and even a Marina. Some highlights include: Devonshire Square, London • Opportunity analysis and development of creative solutions during several appraisal-led feasibility studies • Successful securing of planning consent for several developments on the estate and led all development workstreams Lacon House, London • Led the construction and delivery of the development from contract conclusion through to Practical Completion • Key point of contact for the delivery and consultant team to make design and development decisions whilst managing the project finance St Katharine Docks, London • Devising and delivering the property development strategy to identify and analyse key value generating opportunities and asset repositioning plays • Secured planning permission for the wholesale refurbishment and value optimisation of the Marina Le Dome, Luxembourg • Instigation of development strategy whilst maintaining programme and responding to tenant requirements, vacancies and a tight budget

I worked across myriad real estate sectors for a wide range of client developers and institutions both public and private. Some of these included British Land, Aviva Investors, Kings College London and Royal Mail Group. I coordinated high performing teams of the industry’s top professionals to deliver on projects such as: The Shoreditch Estate aka Blossom Street ▪ Highly controversial project with plenty of sensitive stakeholders and matters including neighbours and the council 201 Bishopsgate and the Broadgate Tower ▪ Led the team through the quality control, sign off and snagging process of this highly challenging engineering project 33 Kingsway ▪ Led the detailed design, tendering, procurement and construction delivery for the Client. ▪ Delivered on time, under budget and assisted rapid successful letting of the property   4-6 Broadgate ▪ Led the very public process to rebut the English Heritage challenges for spot-listing of the buildings The Strand Campus ▪ Creation of the University’s 15 year property & operations strategy through diligent probing, fact-finding, analysis and bespoke modelling ▪ Presentations of findings and recommendations to the Estates Committee which were subsequently adopted and implemented. Mount Pleasant ▪ Masterplan development, detailed consultant reviews, budget and programme control I later successfully attained Chartership with the RICS after completing the assessment of professional competence for the Project Management pathway which opened up a world of new opportunity.
