The Project Development & Maintenance Director oversees the full lifecycle of restaurant development and asset maintenance for Americana’s portfolio in Kazakhstan. Leading a cross-functional team covering Construction, Real Estate, Design, Lease Administration, and Maintenance, the role ensures the successful execution of new openings and long-term performance of existing stores across five global brands. Key Responsibilities: 1. Development Strategy & Execution Lead the full development process from site selection to store opening, ensuring alignment with brand standards, timelines, and budgets. Translate business expansion plans into executable development roadmaps and monitor end-to-end project delivery. Manage risks, timelines, and resources across all active development projects. 2. Real Estate & Lease Administration Supervise site search, internal approvals, lease negotiation, and contract execution in coordination with legal and finance teams. Ensure lease accuracy, compliance, and effective management of key dates and obligations through structured lease administration. 3. Design & Brand Standards Oversee adaptation and implementation of brand-specific design standards across all formats and locations. Coordinate closely with brand teams to ensure alignment with global design direction. 4. Construction Management Manage construction planning, procurement, and execution, from mobilization through handover. Ensure timely, quality, and cost-controlled delivery of sites, in compliance with health, safety, and local regulatory standards. 5. Maintenance & Facilities Management Lead maintenance planning and execution across the operational network, including preventive maintenance and emergency repairs. Optimize asset uptime, reduce operational disruptions, and control repair and utility costs. Lead, develop, and motivate a multidisciplinary development team to drive performance and accountability.

Responsibilities: • Plan and manage the activities of the construction organization. • Coordinate the interaction between structural divisions of the construction organization and the client's divisions. • Develop staffing schedules and organizational structures; present proposals to shareholders, followed by the search and hiring of suitable candidates. • Represent the interests of the construction organization in court, arbitration, government authorities, and in relations with other economic entities. • Interact with heads of municipal districts. • Conduct tenders with potential contractors and suppliers. • Prepare project budgets and monitor compliance with them. • Obtain construction permits and ensure subsequent commissioning. • Control the quality of work performed by contractors and suppliers. • Engage with representatives from Rosselkhozbank and Sberbank regarding the acquisition of credit funds and confirmation of completed work volumes. Responsibilities: • Organize and manage the full cycle of a start-up project from the ground up (up to 1,000 subordinates, directly supervising: accounting, legal department, security, production service, HR, construction department, ecology department, IT, engineering service). • Develop growth strategies, manage budgeting, and financial planning for project implementation. • Plan and establish business processes. • Formulate investment projects and defend them before the management company and banks. • Execute the production program and key production indicators. • Manage cost control. • Build the company's workforce, assess, train, and motivate personnel. • Interact with the Ministry of Agriculture of the Rostov Region, the Ministry of Natural Resources and Ecology of the Rostov Region, and municipal district heads. Maintaining documentation related to project execution (logs, work completion certificates, as-built drawings, etc.); Managing on-site personnel; Supervising the execution of project phases and organizing activities on the construction (or mining) site; Ensuring compliance with safety regulations, project documentation, method statements, and construction codes (SNiPs) during work execution.
