Property Manager Responsible for managing a million+ square foot real estate portfolio consisting of industrial, commercial, multi-tenant, office, and retail properties. I have a proven track record of developing positive relationships with tenants, vendors, and contractors. Additional duties included: ●Overseeing all aspects of the day-to-day operations of Cardinal Development's real estate portfolio, including but not limited to leasing, rent collection, maintenance, repairs, and tenant relations. ●Preparing lease agreements, renewals, and amendments, negotiating lease terms and conditions, and ensuring compliance with lease agreements. ●Identifying potential tenants and negotiating lease terms to maximize revenue and occupancy rates. ●Conducting regular property inspections to ensure the properties were well-maintained, safe, and in compliance with all regulations and codes. ●Preparing inspection reports, quarterly financial reports, and budgets to keep stakeholders informed of property performance. ●CAM (Common Area Maintenance) reconciliations. ●Working closely with vendors and contractors to ensure timely and cost-effective repairs and maintenance. ●Addressing tenant complaints and concerns promptly and effectively.

Leasing Manager Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals and objectives. Additional duties included: ● Maintain 95% or higher occupancy to meet the property goals. ● Retain 85% or higher renewal rate each month. ● Process all renewals for the community on a monthly basis. ● Manage leasing team members to ensure all leasing practices are up to the Greystar standard. ● Interview, hire and train all new leasing team members. ● Ability to positively and proactively handle customer concerns and prioritize multiple tasks in a fast-paced environment. ● Proficient with Yardi, RentCafe’ CRM, Leonardo, MS Office and Outlook with advanced computer skills. ● Perform market surveys to maintain current market rates/specials for the community. ● Knowledgeable with many different maintenance related requests and procedures, including water intrusion, remeditation’s, etc. ● Efficient in follow ups for leasing, service requests and any resident followup. ● Coordinate resident events.

Sales Lead/Key Holder A Sales Lead is responsible for assisting the General Manager in store operations. A Key Holder is responsible for opening/closing procedures for the store. Greet customers and assist them locating merchandise and stay available for their needs in a high volume store. Additional duties included: ● Partner daily with other managers to support them in their DOL's ● Store opening and closing procedures ● Train/Coach and support specialist roles ● Train/Coach/Model all company LP strategies and procedures ● Complete monthly LP Audit ● Track management segments for week (UPT&SPT) ● Reporting on inventory and Maintaining records ● Update/Order store monthly supplies ● Cashier and customer service ● Visual merchandising ● Create and adhered to a system for disposing of damaged goods ● Interviewing/Recruiting talent ● Receive and account for shipped items and through inventory management system

Stockroom Manager The Stockroom Manager is responsible for maintaining and accounting for inventory in an environment with quick selling merchandise. When I took over I reorganized and improved the department by creating standards on organization, and practices. I also worked with sales associates and managers to streamline our practices. Additional duties included: ● Provide direction to stockroom employees ● Create and adhered to a system for disposing of damaged goods ● Reporting on inventory and maintaining records ● Cashier and customer service ● Visual merchandising ● Safety compliance receive and account for shipped items and through inventory management system.
