The project (office + resi.) comprised approximately 355K SF of 100% stabilised GLA. • Revenue and expense internal audit support. • Operations, supplemental project assistance and technical support. • Resolved and provided solutions to other special projects as needed.

Discovered by an established boutique third-party retail property management group to elevate service for client/owners. The portfolio comprised approximately eighty (80) retail assets throughout California over 8M SF of GLA. • Reviewed and audited monthly reports, CAM reconciliations and budgets. • Responsible for investor client relations for each of the assigned properties. • Provided training and guidance to the management team (PCs, APMs, PMs and SPMs) as needed.

Recruited by a newly assembled property management organization established by a PE group to transition all third-party managed assets in house to streamline control and value engineer property operations. The assigned portfolio promised ten (10) retail centers over approximately 1,000,000 SF of GLA throughout Southern California and Northern California. • Guided an onsite general manager of a boutique upscale mall in Danville, California. • Facilitated first line support to ownership asset management on post monthly financial reporting. • Contributed overall knowledge including various trades, construction, systems and best practices.

Direct management of a portfolio of retail assets throughout Northern California for a vertically integrated partnership group. The portfolio comprised primarily (18) anchored multi-tenant retail projects and several single tenant NNN holdings across approximately 1M square feet of GLA. Featured tenants include Albertsons/Safeway, Walgreens, CVS, McDonald's, Starbucks Coffee, Jamba Juice and Panda Express. • Fostered relationships with tenants, vendors, municipalities, and local governments. • Oversaw annual budget preparation, CAM recons/true-ups with lease administration. • Coordinated with construction on roof replacements, façade repairs/painting and asphalt/concrete.

Provided investment client real estate management services including general operations, capital projects, due diligence, reporting, cash management, P&L analysis, advisory services, leasing, shopping center marketing and disposition facilitation. Mentored and collaborated with (2) talented APMs. The portfolio consisted of neighborhood retail centers (13) and retail/office location with a hospitality element (1). • Liaised with client representatives for monthly reporting calls and general updates. • Regained client confidence via technical expertise, improved communication, and transparency. • Supervised assistant portfolio managers, leasing brokers, accountants and engaged ext. counsel.

Consolidated management, leasing and marketing on various NNN and FSG investment retail and mixed use properties in Southern California, Colorado and Washington as part of a family office reorganization. The company portfolio included multi-tenant retail, office and industrial flex space. The portfolio majors included QFC/Fred Meyer, Ralph's, Kohl's, Rite Aid, Vitamin Cottage, and the United States Postal Service (processing & retail). • Frequent travel to Colorado, Texas and Washington for inspections and tenant/vendor meetings. • Advised on dispositions/acquisitions, ancillary income opportunities and other business planning. • Served as remote manager for a retail, office and industrial flex project in Greenwood Village, CO.

Launched a start-up regional office under Inland Western Retail Real Estate Trust servicing a portfolio of single tenant NNN (22) , office/MOB (2) industrial (1) , and neighborhood retail centers (13) in California and Texas over approximately 4.5M SF of GLA. Major occupants included Cost Plus World Market, Kaiser Permanente, Sprint, Sprouts, Target, Burlington and Pavilions. • Recruited and trained two property managers and a shared property administrator. • Onboarded all properties from third party services within thirty days of opening office. • Coordinated promotional campaigns with the MAXI award winning marketing department.

Operated 18 multi-tenant retail projects throughout Los Angeles County spanning approximately 3 million square feet of GLA. The portfolio consisted of multi-tenant retail (16) and retail with an office element (2). • Advanced to property manager role from property administrator. • Onboarded new centers in Los Angeles from Pan Pacific Retail Properties merger. • Collaborated with and mentored two (2) property administrators supporting the portfolio.
