*  First point of contact for all property related issues. *  Project Management of refurbishments throughout region. *  Maintenance cost rationalisation and budget control *  Monitor the performance of service contractors, challenge and negotiate quotes and initiate alternative solutions. *  Training, coaching and supporting of Maintenance personal. *  Sharing best practice, best ‘value for money’ local solutions, ideas, and initiatives across all homes. *  Audits of mandatory inspection documentation. *  Health & Safety Co-ordination and support of the homes. *  Maintain good communications with each home General Manager, Area Property Services Manager and Property Services Director when necessary

* Responsible for site maintenance team, repairs diagnosis, procurement of parts or equipment and sourcing of contractors. *  Establish Planned Preventative Maintenance schedules. *  Ensuring that the facility complies with all Health and Safety legislation. *  Risk Assessment Management, taking measures to minimise or remove risk. *  Fire and Safety tests, checks, staff training and legislation compliancy. *  Management of all projects requiring external contractors, from price negotiation to completion of works.

*  Management of facilities on an estate comprising of a four storey main residential building, fourteen cottages, a staff block, gardens and grounds. *  Responsible for site maintenance team, repairs diagnosis, procurement of parts or equipment and sourcing of contractors. *  Establish Planned Preventative Maintenance schedules. *  Ensuring that the facility complies with all Health and Safety legislation. *  Risk Assessment Management, taking measures to minimise or remove risk. *  Fire and Safety tests, checks, staff training and legislation compliancy. *  Management of all projects requiring external contractors, from price negotiation to completion of works. *  Regional support to our other sites on all aspects of facilities maintenance
