Installs, repairs, and maintains machinery and mechanical equipment such as motors, engines, pumps, belts, fans, air handling units, VAV and fan powered boxes. • Maintains the safe operation of systems including electronic/pneumatic environmental controls, oil/gas fired water tube boilers, and auxiliary equipment such as various types of pumps, deaerating tanks, air compressor blowers, etc. • Examines environmental controls and stationary systems to diagnose problems using proper inspection / testing and monitoring techniques while exhibiting safe and proper use of tools. • Able to quickly become familiar with the design and layout of the facilities; to learn the locations of installed environmental control and monitoring systems / equipment; and understand operating procedures relating to environmental controls. • Performs all work in accordance with established safety procedures and according to the standards of, OSHA • Inspects completed work for self and other technician’s conformance with requirements of local building and safety codes. • Maintain a clean and safe workplace while and after performing maintenance tasks. • Performs other duties as assigned. • Performs general maintenance and repair work on facilities and equipment. • Able to service electrical, furnaces, lighting, HVAC systems, appliances, water heaters, disposals, general plumbing & fixtures, carpentry, painting, roofing tasks, and other required maintenance items, may be required. • Performs routine preventative maintenance to ensure that machines operate smoothly, efficiently, and physical conditions of the buildings do not deteriorate. • Follow and adhere to an established preventive maintenance program for all heating and ventilation systems and perform the required maintenance including replacement of filters, etc. • Diagnoses and corrects mechanical and structural problems, checking blueprints, repair manuals and parts catalogs. • Operates plant equipment and building automation systems.
