Mr. Majors directed all the commercial development within two master-plan communities, acquisition of new commercial real estate opportunities, and asset management of two city blocks of mixed-use development within Cherry Creek. Rich directed the initial design, planning and entitlement of a 270,000 square foot town center within a Traditional Neighborhood Development (TND). In addition, Rich created of a viable acquisition pipeline, and increasing the occupancy of Cherry Creek real estate assets to 98%.

At Mack-Cali and Pacifica, he oversaw the acquisition, development, leasing and asset management of a 1.7 million square foot portfolio of office properties. Rich was directly responsible for managing the development of eight projects, from feasibility analysis and site acquisition through lease-up and management of the tenant finish activities. The largest project was the Class-A, 185,000 square foot URS Center in the Denver Tech Center.

As a consultant and stakeholder, Rich restructured the oversight of a portfolio of assets totaling 1.5MM square feet of retail, office and medical office space. Seven assets were repositioned through changing the existing debt, equity, and building occupancy, which resulted in the successful and profitable sale of over $40MM of Metro Denver real estate prior to the recent economic downturn. The success was a result of creating and maintaining operating systems and restructuring the relationship with the staff, third-party brokers and property managers. Ownership and executive oversight included locating and consummating acquisition opportunities and establishing a vision and strategic plan for the company.
