• Programming - Consults with upper management to determine functional and special requirements for new construction and/or renovations. Prepares an Architectural Program that summarizes requirements adjacencies and amenities. Upon approval, coordinates execution of the approved action. Conducts construction document reviews to ensure coordination, accuracy and code compliance. • Design - Assists the Director of Development in creating a feasible project concept by evaluating market trends, desired ambience, and image. • Feasibility Analysis - Prepares analysis to assist upper management in determining the appropriate unit mix, price, construction pace and related ratios • Cost Engineering - Evaluates all project cost reports for accuracy. Prepares comparisons to monitor construction cost trends to historical data. Updates the cost database as needed. • Project Schedules -- Develops and ensures project schedules are accurate. Meets with GC or CM weekly to discuss cost and schedule. Prepares a monthly project status narrative for the Director of Development. • Project Development - Implements and executes conversion of existing properties to time share. Performs due diligence to evaluate project profitability. • Resort Improvements and Renovations - Assist the Resort Renovations Manager with renovation budgeting, reserve balance compliance, subsidy calculations

• Responsible for specialized services to the senior living and multi-family industries, such as complete interior and exterior renovation, and disaster reconstruction and remediation. • Responsible for the planning, scheduling, implementation & coordination of commercial construction on a timely & economical basis

• Responsible for the planning, scheduling, implementation & coordination of quality built homes from development through final construction on a timely & economical basis • Pay close attention to the homebuyer through building rapport and maintaining customer satisfaction during the buying/homebuilding process. • In charge of SWPPP for community assigned
