* At LGI Homes we set appointments from leads generated either online (Craigs List) or by mail-outs to apartment dwellers. Potential clients who show for the appointments are walked through a memorized sales presentation designed to focus them on the urgency of making a decision that day to become a homeowner. Before the client can see a home their credit is checked, their debt to income ratio is calculated and, if they are qualified, they are shown a home whose mortgage they could afford. The home is then professionally presented in a systematic prescribed way and if the house is acceptable a payment calculation is done on the spot. If the client is comfortable with the payment they are taken back to the sales center where they sign a contract to purchase. All the typical sales skills are applied to a programmed presentation with an emphasis on * Getting the appointment * Creating urgency and * Getting a contract signed with a deposit on the first visit.
