Akela Construction was established in 1985. We specialize in mid-size commercial / industrial projects including new buildings, renovations, retro-fits and other difficult / unique projects. Our particular strength is bringing a team of “experts from the trenches” to the design table. Our experience and extensive trade relationships enables us to provide input from the constructability point of view. This will result in cost-effective and schedule-effective solutions for the owner. Our company philosophy revolves around performing a few good projects for a few good clients – and performing them well. We are a smaller company by design as it allows us to focus on performance as opposed to quantity. We perform in the range of $10M per year in volume.

Development and Property Management - Coordinate construction of tenant improvements for new tenancies. - Manage consultants and contractors in the construction of landlords work - Work with consultant group to review and approve proposed tenant space plans, mechanical, electrical, plumbing, structural and signage requirements - Extensive knowledge of building operating systems in order to apply critical analysis of proposed capital work. - Support Bri-mor team in developing and implementing best practices suited to existing operations and future growth opportunities - Ensure timely possession and commencement dates Accounting & Financial Review - Review monthly accounting reports, budgets, and recoveries prepared by outsourced property management company - Review and implement yearly budgets to establish operating costs per property. - Review property taxes and assist in gathering comparable market data - Assist with internal financial forecasting, modeling and auditing Asset & Property Management - Assist in management of third party property manager - Assist in drafting and reviewing Offer to Leases, Leases, Termination agreement and other Tenant documentation. - Assist in new lease and renewal negotiation - Assist in implementing best practices to enhance effectiveness and efficiency of Asset Management process Marketing - Assist in marketing strategies for all new developments and existing developments - Assist in event planning and execution

Responsible for analysis and internal process for selection of new locations, both leased (store fronts) and owned (developed). Projects include new greenfield development as well as existing site expansions. Coordinates projects from design through construction and project completion. Research land use and ensure public consultation is completed within municipal by-law requirements, prior to obtaining an assortment of building development and occupancy permits. Obtain land use re-zoning if required. Oversee multiple complex projects at the same time, troubleshooting potential issues with existing site expansions; new construction of multiple buildings up to 22,000 square feet per site. Verify contractors are meeting our monthly deadlines and auditing their invoices to verify expenses match performance. Handle all insurance claims from submittal to completion, ensuring business disruption is minimized Manage current law suits and litigation matters
