• Negotiated leases for twelve regional census offices in the Pacific/Northwest Region for the 2020 decennial census. • Managed the tenant improvement buildout process to ensure that the offices were built-out to the tenant specifications on the plans. • Served as project manager and coordinated multiple vendors to ensure that all offices were built out and received all their furniture and equipment in a timely manner for census staff. • Interpreted, administered, and enforced lease provisions to ensure that census offices were able to operate efficiently and appropriately.

• Leased and managed a portfolio of over 3.3 million square feet of retail, office, and industrial properties with an annual lease budget of over $23 million dollars. Developed a $220 million dollar acquisition budget. • Added 611,000 square feet in 2010-11 to SCE’s portfolio with a transaction value of over $65 million. Analyzed financial impact and recommended alternatives among proposed lease, purchase, or sale transactions. • Negotiated multi-million dollar real estate transactions, managed corporate real estate projects. • Conducted real estate market research, and managed relationships with third party real estate service providers.

• Provided lead supervision to 4 Real Property Agents engaged in real property acquisition, disposition, leasing • Served as lead negotiator for the Western Riverside County Regional Conservation Authority and acquired over 1,000 acres of habitat valued at over $20 million dollars under the Multiple Species Habitat Conservation Plan

• Directed the work of a professional staff of 4 Real Property Agents involved in the management of 53 major leases consisting of over 2 million square feet of office, hotel, retail, boat slips, and apartments that generated $50 million dollars annually to the County • Analyzed proposals, studies, and pro formas submitted by consultants, developers and financial institutions for approval of lease assignments, marina land permit renewals, and related use approvals

• Established and managed new store development plans for assigned region to support the achievement of company and franchise store development goals and objectives in order to achieve a superior real estate position for McDonald’s stores. • Recommended scrape and rebuild of Los Angeles store which would result in a 10 % increase in sales • Negotiated for new Bakersfield unit which exceeded proforma expectations by over $200.000 • Negotiated leases, ground leases, and purchase and sale agreements • Managed all aspects of market development, and strategic planning

• Negotiated with tenants and landlords for purchase and lease of property for right-of-way development projects • Lead purchase, disposition, lease condemnation, and relocation activities for the development of right-of-way projects such as light rail lines and high-speed bus ways. • Increased lease revenue to the property management division by $100,000 annually • Prepared and analyzed leases, purchase and sale agreements, license agreements, permits, escrow instructions and right-of-entry permits.

Acquired over 6 sites worth over $5 million dollars for the development of mixed-use projects, senior housing, affordable housing and child care centers • Managed a portfolio of over 53 properties including both occupied units and vacant land and monitored and supervised the work of property management and maintenance staff as well as outside vendors
