As a serial Real Estate Investor myself (my wife thinks I may be addicted), it only makes sense for me to preach what I practice and provide advice and counsel based on first hand experience. This experience, coupled with strong analytical skills and the use of metrics (ROI, Cash on Cash Return, Cap Rates, Cashflows, etc.) allows me to hunt down properties that align with the Investor's financial targets and specific risk appetites.
