Close complex commercial real estate transactions concerning disbursement of federal mortgage insurance: • Review all loan, title, ALTA Survey, corporate organizational, and other real estate documents submitted by Lenders seeking Federal Housing Administration (FHA) mortgage insurance to backstop financing for the rehabilitation, preservation, or new construction of affordable housing, assisted living, or hospital facilities. • Screen a transaction’s loan and real estate documents for compliance with federal law. • Negotiate regulatory agreements as a part of the closing team. • Vet title commitments and underlying title exception documents and surveys. • Correspond with Lenders to communicate deficiencies in their applications and guide resubmissions. • Proficient in HUD’s Multifamily Accelerated Processing Guide (MAP Guide) and the agency’s unique first-priority recording requirements. • Closings have directly insured or unlocked the value of approximately $200 million in financing, covering HUD programs such as the Rental Assistance Demonstration (RAD) conversions of public housing assets; the refinancing of Section 232-funded nursing homes and assisted living facilities; the substantial rehabilitation of multifamily housing under Section 223(f) of the National Housing Act; Transfers of Physical Assets (TPAs); HAP Assignments, and more.

HUD Headquarters- Multifamily Mortgage Division (Rotation) • Assisted in processing claims for FHA mortgage insurance. • Drafted releases and satisfactions for HUD regulatory agreements and mortgages/deeds of trusts. • Conducted legislative research on the U.S. National Housing Act and attendant regulations for Office of Insured Housing. • Performed technical drafting service reviews of proposed Congressional legislation or executive policy. • Participated in calls with HUD field counsel evaluating novel requests for the use the Office of Insured Housing’s statutory and regulatory authority. Students in the Community Development Clinic represent community development corporations, small businesses, cultural institutions, not-for-profit organizations, and other entities offering new social or financial services to Brooklyn residents. • Completed various nonprofit formation documents, including: an application for federal tax exemption; a NYS incorporation filing; nonprofit registration with NYS Attorney General; and the drafting of initial bylaws under Delaware law. • Also vetted nonprofit dissolution paperwork; • And, gained proficiency with NYS Not-for-Profit Corporation Law and introduction to Delaware General Corporation Law.

Communities Resist (CoRe) is a project of Southside United HDFC aimed at leveraging legal and community organizing services to combat gentrification and social disenfranchisement in Brooklyn and Queens. Assigned to assist the Director of Litigation. Prepared legal research memoranda to inform responsive motions for complex affirmative housing litigation involving 7A-receivership, HP-harassment, HP-repairs and eviction defense. Legal issues included, but were not limited to: landlord’s residual right to sue for owner’s use eviction following appointment of 7A Administrator (and in light of Regina Metro. Co., LLC v. NYS Div. of Hous. & Cmty Renewal’s holding striking down retroactive provisions of the 2019 NYS Housing Stability and Tenant Protection Act (HSTPA)); scope of shareholder’s right to a record inspection of a Mitchell Lama housing corporation; and substituted opposing counsel’s right to landlord’s use and occupancy payments as part of new attorney lien claim. Also filed $80,000 worth of NYS Emergency Rent Assistance Program (ERAP) applications; informed Senior Attorney's litigation strategy; and participated in tenant coalition meetings.
