NEW SOFTWARE, TRAINING & HUMAN RESOURCE POLICIES: Aligned HR policies and procedures with legal requirements, interviewed/hired staff, and trained staff to meet industry and performance standards. PR & SOCIAL MEDIA: Re-launched organization website, edited/wrote content, and developed/instituted marketing and messaging efforts across public relations and social media. REAL ESTATE DEVELOPMENT: Partnered with CEO to create solutions for distressed 267-unit property and multiple additional properties failing to meet deadlines. Recruited/hired internal Director of Real Estate; projects moved forward in timely fashion. CITY HARVEST’S HEALTHY NEIGHBORHOODS INITIATIVE: Received funding from Dept. of Health & Mental Hygiene (DOHMH) and grant from City Harvest’s Healthy Neighborhoods Initiative & CIBS to assist commercial tenants. Facilitated launch woman-owned food business. COMMUNITIES FOR HEALTHY FOOD INITIATIVE: Co-designed Bedford-Stuyvesant food access initiative. Partnered with 3 other nonprofits, co-lobbied NYC City Council to raise $1M. BEDFORD-STUYVESANT TARGETED PROGRAM: Customized program with urban gardens & farms, nutritional training, senior citizenship programs, food empowerment education and sustainability for youth (FEEST), and job training. OPPORTUNITY RESOURCE CENTER: Established Resource Center providing education and employment connections and referrals for legal services, health care, housing services, and more. On-site services included free tax preparation, public benefits applications, SNAP (food stamps) applications, GED classes, and more. INDEPENDENCE STARTS AT HOME PROGRAM: Instituted program for youth aging out of foster care.

Directed 5 senior reports with 40+ staff members to upgrade internal operations, develop asset management plans, and launch/maintain fundraising. Delivered one-on-one coaching to staff. PROPERTY MANAGEMENT DEPARTMENT RESTRUCTURING: Assessed Property Management department, developed policy manuals and standard operating procedures, established standards for employment, and selected/deployed software to manage portfolio. ASSET MANAGEMENT PLAN: Wrote first-ever asset management plan for organization’s 300+ units. NEIGHBORWORKS AMERICA AFFILIATION: Took over efforts to become affiliated with NeighborWorks America, an important national organization, initiated networking campaign, and achieved membership for AHA. STRATEGIC PLAN & ANNUAL REPORT: Partnered with leaders and key personnel across AHA to successfully create annual Report and Board-mandated 3- to 5-year Strategic Plan; Annual Report and Strategic Plan accepted by Board.

Partnered with organizations to improve operations, develop assets, and generate grant/funding requests. Designed detailed work plans and strategic plans and assisted with implementation. Assessed organizations nationwide, coached executives and trained staffs, and supported HOPE VI oversight of real estate development projects in Tampa and St. Petersburg, FL. NYC AFFORDABLE HOUSING: Collaborated with and led several NYC clients to generate financial packages to build affordable housing in NYC. Secured $41M in LIHTC and raised $35M in equity to finance over 450 units of affordable/supportive housing with total development costs of over $58M. MANCHESTER NEIGBORHOOD HOUSING SERVICES INTERIM EXECUTIVE DIRECTOR: Hired by Manchester NHS Board to serve as executive director during 6-month search for new executive director. BROOKLYN REAL ESTATE DEVELOPMENT PROJECT “SAVE”: Requested by LISC NYC to take leadership role in Brooklyn real estate development project. Rallied onsite staff and led project back on track. LIHTC application submitted and project was funded.
