Responsible for leading, mentoring, and supervising the Division Order Analysts and Land Assistants. Oversees the timely and accurate set up of JIB and Revenue Decks, and monitors payments to owners and partners. Responsible for the accuracy and completeness of all electronic and hard copies of Division Order files to ensure SOX compliance. Supervises the set-up and maintenance of all JIB and Revenue decks, inside- and outside- operated properties and the populating of the associated Division Order and Owner files. Also, supervises the daily work flow, helps establish priorities, and ensures accountability for all Division Order Analysts and Assistants. Assists Division Order Analysts and Land Assistants with review of appropriate record title documents, contract documents and title opinions associated with producing properties. Assists Property Administration Manager with the development of written policies and procedures relative to work flow in the Department. Works with landmen to coordinate preparation and completion of title curative documents or in making the determination to waive requirements. Assists Analysts to resolve interest owner, partner and outside-operator questions or discrepancies received from direct telephone, written and email inquiries. Reviews and monitors monthly Unknown JIB Owner Report and Unknown Owners Suspense report and oversees the resolution of issues. Assures compliance with existing agreements and contracts.

Review and cure title requirements in Colorado. Work with in-house landmen, brokers, outside attorneys and division order analysts to cure title requirements for properties in Colorado and Arkansas. Assist analysts in reviewing and analyzing issues involving transfers, probate, and other legal matters. Answer questions for lease analysts involving complicated terms and clauses on leases. Maintain and update monthly report of suspense amounts for Colorado and Arkansas. Approve JIB and Revenue deck set-ups, transfers, pay code changes, and name and address changes for analysts. Assigns work to Arkansas analysts and technicians. Assists in writing procedures to help the land administration department become more efficient and accurate in day-to-day processes. Works with outside auditors and Lion Oil to resolve discrepancies between Bonanza Creek’s pay decks and Lion Oil’s pay decks. Assists with special projects and confidential matters within the department and company, including gathering information and analyzing data.

Cure title requirements in the Fayetteville Shale and East Texas; this involves handling title issues for sections which already have producing wells. I work with other in-house landmen, royalty owners, brokers, and title attorney’s to clean up title quickly and efficiently. Review and cure title requirements in newly producing sections; determine whether title requirements can be waived based on risk and determine the most efficient way to cure title requirements that cannot be waived.

Create and maintain ownership records on new and existing wells in the Fayetteville Shale using title opinions and other documents affecting ownership; research and resolve title defects and revenue discrepancies; transfer and adjust revenue and working interests; effectively work with Land to correct ownership issues on existing wells and to efficiently set up new wells; communicate with royalty and working interest owners. Assigned to the Enterprise Business Solutions team to correct all revenue and accounting decks for transition to a new computer system for the company.

Researched and briefed all civil motions such as summary judgments, motions to transfer and default judgments; took notes and researched for the Judge during docket, trials and other court room proceedings; drafted orders; corresponded with attorneys; maintained court library.

Reviewed and drafted Master Service Agreements, particularly, broadened risk allocation provisions; summarized documents to prepare for trial using CT Summation; researched legal issues and prepared inter-office memos; created databases in Excel to organize client information; reviewed and organized client files; reviewed oil & gas and property leases; formed databases for leases and Master Service Agreements.

Drafted legal documents such as orders, motions, etc.; answered phones and greeted clients; drafted demand letters to defendants; corresponded with clients and defendants; updated client files; filed legal documents on-line through LexisNexis and directly with the court house.
