Highlights: Continued to grow NOI in a down market YOY, for four years in a row. Reduced expenses by 7-10% in majority of accounts by revising vendor selection processes and re-negotiating existing vendor contracts in 2009 & 2010. Continued to lead the SWV market and fellow Riverstone sister communities in higher than average occupancies, without the use of large leasing concessions, in 2009, 2010, and 2011. Completed several major capital improvement projects for property, including a parking lot renovation and a complete clubhouse renovation valued over $350,000, in 2010.

Brought in to turn around low-performing property for national management company. Evaluated staff and replaced underperforming members. Hired and trained new personnel. Created and implemented new marketing programs. Prepared complete monthly marketing analysis. Performed all other management, supervisory, and administrative duties. Won regional Star award in 2000 based on overall NOI and property performance.

The Oasis Apartments, 252 Units - Directed the lease-up of a brand new, A+ ranked property. Responsible for interaction with construction workers, permit issues, and resident punch lists. Created and implemented marketing plans. Performed all other management, supervisory, and administrative duties. Earned Certified Apartment Manager designation from NAA during this tenure. Reached lease up goal in 9 months, rather than 12 months as budgeted.

Assisted in establishing new apartment referral company. Duties included marketing service to complexes, negotiating and completing contracts, and managing staff of 2-5 locating agents. Established office budget and maintained expenses within budget. Created and implemented marketing plan to attract prospective renters to free service. Negotiated and established contracts with 130 communities. Active with Chamber of Commerce, Colorado Springs Housing Department, Fort Carson Military Housing office and Peterson AFB Housing office.

Performed all management, supervisory, and administrative duties for low to medium income community. Working within a tight budget, evaluated and ranked maintenance projects.

Served as personal assistant to the Company First Sergeant. Responsible for administrative duties and liaison between company and battalion headquarters. Granted Top Secret security clearance.
