Oversee capital project planning and execution for the portfolio of multifamily value add properties across the eastern, southern, and mid-west of the US.

Managing the redevelopment of NYCHA Mega Bundle in South Williamsburg, consisting of 1,471 apartments across fifteen buildings in three separate properties. Project types, including roof replacement, window replacement, elevator modernization, tenant occupied unit renovations, common-area renovation, boiler replacement, and replacement of heating distribution piping. Specific responsibilities include preparation of the scope of work, development of request for proposal, biding and bid leveling, the award of contract, preparation of the construction schedule and construction milestone, review and approval of submittal and RFI's. Manage a team of project managers, project superintendents, and construction administrators.

Manage Portfolio Capital Improvement Projects from pre-construction through project closeout. Troubleshoot and manage complex construction issues. Select vendors, coordinate procurement, negotiate and administer construction contracts, coordinate approvals with New York Department of Housing and Community Resources. Performed property condition assessments and capital expenditure cost projections. Troubleshoot and handled complex construction issues. Manage construction projects from pre-construction to closeout.

Managed the Construction/Facilities Services department at Laramar Group. Managed all aspects of Capital Improvement Project planning and execution for residential properties in California, Washington, New York/New Jersey, Maryland, Virginia, Illinois, Atlanta, Alabama, and Florida. As part of the acquisition, I conducted property physical condition assessment and prepared redevelopment plans and value engineering that maximized ROI.

Performed capital planning and construction/operations management for 270 properties in Massachusetts, New York/New Jersey, Maryland, Virginia, Atlanta, and Florida, comprising 74,000 units of residential and mixed-use space. Delivered redevelopment plans and value engineering that maximized returns for a portfolio of properties consisting of high-rise and low-rise structures. Prepared design and scope of work documents bid packages and administered contracts, Request for Information, change orders, project budgets and timelines, payment requisitions, and project closeouts for a variety of projects including building envelope, common areas, and MEP, some including environmental compliance.
