Managed the complete construction of a $70M 42 story superstructure, 310 key Hilton Embassy Suites Hotel without the use of a tower crane from excavation through TCO, after completing a $30M 22 story superstructure, 163 key Flagship Hotel from excavation through TCO. Currently the senior management of a $70M Core & Shell Cook Fox designed Class A office superstructure & a $40M Core & Shell Morris Adjmi designed 8 story Class A office steel structure Pop-Up. Accomplishments include: - Identified structural layout errors and potential solutions, managed the consultants to facilitate the implementation of a low cost / low impact solution without delaying a single pour - Reviewed design documents to identify conflicts in wall types, piping coordination, construction means and methods to facilitate timely installation of infrastructure and finishes suitable for minimal impact during construction and future maintenance operations. - Managed project team and subcontractors to achieve maximum productivity, while maintaining and verifying quality of materials and installation.

Management of a $5 million union fast track six month build-out of a Ruth's Chris Steakhouse in Manhattan and overlapping $3 million fast track five month build-out; various high end commercial and retail build-outs, as well as facade restoration. Accomplishments include: · Management of union subcontractors and international designers with no New York City Experience to meet aggressive schedule and budget constraints in constructing a restaurant above an existing continually operating television production tenant, in a U.N. class A security building. · Virtual management of west coast fast track restaurant build-out from New York with limited site visits, local labor and international designers. · Orchestration of multiple simultaneous commercial and retail build-outs scattered across Long Island and three of the five boroughs of New York.

Management of facilities projects including: a state-of-the-art NLM microscope laboratory, three office build-outs of 5,000 sqf., boiler plant asbestos remediation, 100 year old building subsurface drainage and water remediation, and Y2K diesel generator backup for 15% of Columbia University's $1 million per month energy needs. Accomplishments include: · Management of highly sensitive client in very sensitive continually operational laboratory building, where too much vibration could ruin neighboring research at adjoining lab spaces, and equipment installation was critical to avoid overlapping or over-extending of dangerous high intensity magnetic fields. · Oversight of after-hours remediation project of friable asbestos in Columbia University continuously operating power plant centrally located on their main Morningside campus. · Integration of self and team seamlessly into Columbia Universities facilities department as an outside consultant, while maintaining the directives and operational philosophies of URS Corp.

* Performance as owner's representative on a $15 million six story new construction at Columbia University, and phase one of their new facilities for their men's & women's crew programs. * Accomplishments include: * · Quick study and management of proprietary database system for budget and change order tracking and reconciliation. * · Administration of daily reports, analysis and estimation of proposed change orders, and meeting minutes. * · Adept representation of the client, Columbia University to sub-clients such as donors and reciprocal benefactor departments as well as award general contractors, construction managers, design professionals, and consultants contracts.

Founded the Office of Capital Projects, alongside an independent newly formed Office of Facilities Management. Coordinated the organization and collection of historical information and drawings for an academic campus of nine buildings built between 1896 and 1970.

Commencement and completion of excavation and foundation phases, and commencement of the superstructure for 400 Fifth Avenue, with a budgeted construction cost of $350 million for a 60 story hotel/hotel-apt/condo. Accomplishments include: · Management of up to $6 million in cash flow per month. · Mitigation of the partial failure of unpinned 40 foot pile and supported shoring to secure safety of onsite personnel first, and coordinate with contractor to turn would be three week delay into actual one week delay of construction activities. · Presentation of proposal to owner to redesign 60 story hoist attachment detail for $500,000 which would allow hoist platform to be removed from lower floors while still serving upper floors to enable early completion of shell for lower hotel portion with potential to complete hotel 3 months early and tower condos one month early potentially saving $4 million in debt servicing . · Attainment of accreditation by the USGBC as a LEED AP in New Construction.
