Recommend vendors be added or received from PKA approved vendor list •Review all invoices for approval with Property Supervisor. Once approved send to Accounting Department for payment •Make sure there are funds available in owners account before hiring vendors to perform services •Determine what funds will be deducted from tenants Security Deposit upon move-out. Must be able to evaluate damage verses “normal wear and tear”. Take pictures of damages to show tenant why deductions were made and also have pictures on file in case of court appearance •Meet with tenants that require a pre move-out inspection •Maintain property files on all major improvements such as roof repairs and replacement, plumbing systems, decks and appliances •Manage 2 portfolios for 2 different property supervisors

•Manage regular move-in and move-out flow including checking units, collecting tenants information, explain move-in instructions, send the notice and deal with deposits based on inspection •Operate Appfolio system to manage the customer data, maintenance requests, contracts and other related issues in the renting process before and after the tenants move in •Assign work orders and assist maintenance technicians with inspecting properties, supervising repairs, maintaining property units, common areas and amenities to fulfill tenants requests •Communicate with the Property Manager and advance the completion of maintenance/repair progress with the vendors •Visit different properties occasionally to ensure all sites and communities are maintained properly and foresee the potential problems •Establish fluent communication and good relationships with tenants by investigating and resolving their complaints •Write, edit emails and make phones to vendors, owners and other organizations for discussing and scheduling minor construction issues and others
