Lastly, being a good financial manager of company margins, participating in trade contractor’s success, and being accountable for client’s budgets are paramount. The company’s financial margin success involves implementing correct budgets, applying good business sense, accurately exercising trade agreements and scopes of work are key ingredients. Further incorporating risks, applying placeholders and clearly understanding contracts are necessary to mitigate the company’s exposure. Due to some Weather Issues, Permit Process, Authorities Having Jurisdiction, Design Refinements and Completion, the Schedule was re-sequenced four times with input to from all the Superintendents with the LEAN Practice Methods to maximize what “could” be done by the Contractors in a efficient productive manner, keeping Quality, Safety, and Budget responsively managed and maintained.

The addition was an extension of the ED/ER and Outpatient Surgery Unit. Both the departments maintained use throughout the duration of the expansion. The two-story addition also included the excavation of a basement level for the new location of the comprehensive lab for the hospital. The first floor was the growth areas for the ED/ER and Surgery Unit. The second floor is a new 30 bed unit. The exterior also consisted of reworking the entrance and parking areas for staff, visitors and emergency vehicles.

This project key to success was sequencing the material delivery for each floor, total of (17) Floors, timing for manpower loading each floor, and establishing a construction/completion flow as the User Groups for the Bank occupied completed floors. Part of the processes used were to modularized various components off site for ease and speed during the installation process. Items included Kiosks, Phone Boards, Computer Racks and Assemblies, and Modular Furniture Pre-Assembled. The critical Talking Point for the Project was after the attack of 9/11, was getting one major Financial Floor up and running. This demanded all aspects of the Project Team working around the clock effort and mentality hand-in-hand with City Inspectors, Bank Security Officials, Trade Contractors and Vendors, re-sequencing all deliverables, and also required the direct hiring of over 200 Electricians (including the lodging and feeding) to expedite the turnover for Bank of America Global Financial transactions shifting from the World Trade Center to Charlotte.
