Construction Operations Manager responsible for the overall delivery of federal government projects and other agencies in the Washington DC Metro Area, Nation Capital Region 11, GSA Region 3, GSA Region 4, and GSA Region 6. Directing daily operations and assign staff to provide support to clients and agencies ranging from various tasks including design review and compliance, construction implementation and quality assurance, relocation and move management, and facilities management. Schedule analysis review to assure deliverables and logic sequencing are correct with project milestone goals. Conducted schedule review meetings with all stakeholders to remove any potential obstacles or issues preventing on-time delivery. Financial review of changes, payment application verifications, preparing Independent Government Estimates, and proposal analysis negotiations for modifications incorporated as required.

Construction General Manager wears many hats. Job duties include calculating cost estimates, budgets and schedules; selecting appropriate construction methods for the job and budget; explaining contracts and technical information to employees; supervising construction personnel and activities onsite; developing work-arounds for delays and other problems; and hiring and training workers and subcontractors, as well as making sure the project meets all building and safety codes. As one of the primary points of contact in the company, I will also spend a good deal of time interacting with clients and other building professionals, especially in the early phases of a project. In addition to the time spent in the initial negotiations for the project, I have to give clients regular progress updates and submit budget reports. Also, spending a significant amount of time collaborating with architects, engineers, inspectors and other building specialists. Set the business direction and strategy for the operational and non-operational functions for the group. Provide the leadership, resources, and direction needed to accomplish the group’s objectives. Participate in the development and implementation of corporate strategy. Risk and Exposure management with Cash flow. Organizational structure and staffing. WMATA Project - Landover, MD incorporating some Site Work additions (storm, sanitary, water, gas, electrical)enhancements on the project site including the full demolition removal of the building interiors taking them down to the existing structure. All new build-out of interior renovations of three buildings providing new HVAC, Plumbing, Fire Suppression, Fire Alarm, Audio & Visual Systems, new Finishes and Bathrooms for the facility. The other portion of the project is mixing high-end finishes with the high-tech equipment making an interesting blend of a Secure Command Center and Office Space. The project spans roughly ten (10) months with the total square footage of the project at 45,844 and an initial contract value is $10.2M.

Inova Fairfax Hospital - Center of Excellence Boulevard Porject: Construction of new road access and main entrance to the campus, including new underground utilities (sanitary, storm, domestic water, electrical and telecom ductbanks, storm water management vault system, site lighting, security, traffic signal, all hardscaping and landscaping. The LEED Silver Project required the attention to Erosion & Sediment Control Measures, Excavation of a Storm Water Management Vault, All Revamping of Storm and Sanitary Systems, providing a New Redundancy Water Main service, working with Utility Companies (Dominion Virginia Power, Verizon, Comcast, AT&T, Virginia Department of Transportation, and Fairfax County Water Authority), and delivering a Ductbank System for all New Communications and Power needs for existing and future Growth of the southern portion Facility. Due to some Weather Issues, Permit Process, Authorities Having Jurisdiction, Design Refinements and Completion, the Schedule was re-sequenced four times with input to from all the Superintendents with the LEAN Practice Methods to maximize what “could” be done by the Contractors in a efficient productive manner, keeping Quality, Safety, and Budget responsively managed and maintained.

Inova Fairfax Heart and Vascular Institute Helipad Project: An Addition and Expansion on the roof of the Heart and Vascular facility incorporating a new $3.5M helipad and dedicated elevator/stair expansion to the roof. Work required access from the exterior for all materials and manpower requiring on time delivery of materials, logistics from procurement to installation, and safety issues working on an exposed elevated surface six stories up. Other challenges included working in a occupied healthcare building and exposing the roof to the elements, so both water intrusion plans and ICRA were monitored and prepared on a daily basis.

Inova Loudoun Hospital: Work scope consisted of a 64,000 SF, $22M addition that included a second floor ICU wing, a third floor Pediatric Inpatient Unit, a first floor Lab and Pharmacy, and Mechanical Penthouse.

Inova Loudoun Hospital: Emergency Department Addition and Renovations that totaled 11,000 SF.

Inova Alexandria Hospital: Operating Suite additions and renovations to the existing hospital. This project consisted of $39M in volume and 114,000 SF. The addition was an extension of the ED/ER and Outpatient Surgery Unit. Both the departments maintained use throughout the duration of the expansion. The two-story addition also included the excavation of a basement level for the new location of the comprehensive lab for the hospital. The first floor was the growth areas for the ED/ER and Surgery Unit. The second floor is a new 30 bed unit. The exterior also consisted of reworking the entrance and parking areas for staff, visitors and emergency vehicles.

Inova Loudoun Hospital: Multiple simultaneous renovation projects including Operating Rooms, Outpatient Services, and patient Access areas. These occurred in three different locations of the Hospital creating debris removal, material and manpower egress, and construction work hours very challenging. Especially in the Operating Rooms where the work consisted of taking them down one at a time for the renoavted OR's (three total), whille at the same time creating three new OR's, all the time keeping the department fully functioning during the renovation and expansion.

Project Volume Ranges from $8M - $80M * Inova Healthcare System at Fairfax, Alexandria, and Loudoun Hospital Facilities with New Additions and Renovations of Medical Centers. Several Projects have been completed over the years for this Client. Most recent is a new Boulevard Entrance to the Fairfax Campus.

Project Volume Ranges from $5M - $95M * Comprehensive Cancer Center Wake Forest University Baptist Medical Center combine Oncology disciplines into one Facility - Rad Onc, Med Onc, Mammo, ENT, CT, MRI, & Labs. Collaborated with Design Team to establish DD and CD Parameters, Leading to Developing Bid Packages and Scopes of Work, and Finalizing the GMP, Schedule Milestones and Deliverables, Trade Contractor Interviews and Selection/Awards, and Change Management incorporating Bulletins, Construction Change Directives, and Architectural Supplemental Instructions. Worked closely with the different Oncology Departments to ensure function and finish were upheld with the very latest technology, medical equipment, and patient services expectations. Other areas focused on was the Shop Drawing and Submittal Process with the Engineering Staff, created the evolving Mock-Up Process with User Groups and Superintendent Team, and set up evaluations and goals to promote the Development of Project Staff. Key talking point for this project were Zero Accidents (3.5 Million Man-Hours Total), OSHA Star Project, ASHE Vista Award Winner, and AGC Award for Design.

Volume of Project was $53M * Bank of America 800 & 900 Technology Buildings and Financial Center encompassing over 1,000,000 SF of Raised Flooring, Flexible Electrical Infrastructure for Churn Activities, Full Floor Data Centers, High-Level Security Floors, and fine Imported Wood Panels and Matched Granite Finished Elevator Lobbies, Corridors, and Common Areas. This project key to success was sequencing the material delivery for each floor, total of (17) Floors, timing for manpower loading each floor, and establishing a construction/completion flow as the User Groups for the Bank occupied completed floors. Part of the processes used were to modularized various components off site for ease and speed during the installation process. Items included Kiosks, Phone Boards, Computer Racks and Assemblies, and Modular Furniture Pre-Assembled. The critical Talking Point for the Project was after the attack of 9/11, was getting one major Financial Floor up and running. This demanded all aspects of the Project Team working around the clock effort and mentality hand-in-hand with City Inspectors, Bank Security Officials, Trade Contractors and Vendors, re-sequencing all deliverables, and also required the direct hiring of over 200 Electricians (including the lodging and feeding) to expedite the turnover for Bank of America Global Financial transactions shifting from the World Trade Center to Charlotte.

Arizona Mills, Tempe, AZ; The Block, Orange, CA; Concord Mills, Charlotte, NC Owner’s Representative Responsible for Retail Build Out of Major Anchor Tenants and all Retail White Box Tenants throughout the new facilities. Up front hired Design Teams, General Contractors, and Major Supply Vendors of MEP Equipment; and Bulk Material Purchase Orders for Drywall, Wood Flooring, Acoustical Ceiling Tile, and Restroom Fixtures. Monitored and attended General Contractors Meetings, coordinating construction schedules with Tenants, and engaging the Base Building Team to fulfill the contractual Turn-Over of the space in accordance with each Tenant Agreement. Also assembled Bid Packages, Awarding Contracts and Purchasing for all the Fixtures, Furniture and Amenities (FFA Packages) throughout the entire Facility. The job included confirmation of all tenant contract agreement elements, square footage verification, MEP Systems On-Line, and Back-of-House Services completed. The Financial aspect was from inception to close out of all contract documents, Applications for Payment, Certificates of Completion, Coordination with Tenant Delivery and Opening Date, and confirmation of all Permits and Inspections finalized.

High-Rise Tenant Improvement and Renovations. Handled several properties where tenant improvements, upgrades and maintenance were performed on a regular basis for new clients. Established Building Material Standards for finishes and equipment to maintain continuity and attic stock inventory. Worked with the Property Manager and Tenant’s Design Architect to establish Budget, Schedule, and Details, procuring materials, Permits, and coordinating with Building Inspectors. Set up spreadsheets to track multiple projects from an overall budget analysis, project schedule updates and deliverables, material tracking and expediting, and submitting any items for review that were outside the Building Standards for final acceptance by the Design Team for compliance, and Property Manager. Created and collaborated all Bid Packages, Awards and Negotiated Trade Contracts, and all financial reviews with Building Property Manager and Tenants to Finalize the Deal.

Mansfield Middle School (Historical Renovation and Addition) Tucson, AZ and Other Renovations and Additions in the Glendale, Chandler, Dobson and Mesa Public School System. Total project management and engineering duties to deliver public school projects on time for School District review and move in for start of school fall session. Responsibilities included the review of all submittals and shop drawings, samples, and preparing all mock ups for review, acceptance, and implementation by Design Team, School Board Steering Committee, and Engineering Team. Prepared Monthly Report including Budget Data, Schedule Updates, appropriate Logs (Submittal, RFI, ASI, Material Tracking, Field Report, QA/QC Issues, and Meeting Minutes), Contract Status, and updated Financial Allowances, Alternates, Contingency, Changes, and Exposures.

Volume Ranges from $20M - $85M * Started as Internship, then moved to Full-Time after graduation from Arizona State University. Lead Engineer responsible for all engineering tasks on various Projects (New Greyhound Dog Race Track Facility, Wigwam 5-Star Resort in Litchfield Park, Mixed Use Retail Malls in Phoenix Metro Area, Health Care Project at the University of Arizona with a new Multi-Functional Imaging Center, and other Medical Renovations & Additions). Experiences and skills developed as a new Engineer included the understanding of the Submittal and Shop Drawing Processes as they related to Material Delivery, Maintain Schedule, Quality Assurances and Control, Correctness and Completeness of Reviews, and incorporating items into Packages and Assemblies for full scope coverage and finalization. Started processing Changes and Analyzing pricing of Design Changes for review by the Project Manager, assisted the Superintendent with Schedule Updates.
