Project 01: Diriyah Gate Development Project, Riyadh - 7.1 million square-meter mixed-use development that includes museums, academic institutions, entertainment and 11 hotels, together with hundreds of shops and restaurants. I have been providing services as part of PM/CM for SAR 4.5 billion value, bulk utilities package. Roles & Responsibilities (As Senior Commercial Manager) • Managing post-contract commercial responsibilities encompasses a spectrum of tasks, including the certification of payments, finalization of variations, overseeing the change order process, preparation of cash flow, generating earned value reports, and compiling comprehensive cost reports. Project 02: NEOM THE LINE (Worked as a Delivery Partner for design team) Roles & Responsibilities (As Contracts Manager) • Prepared close-out documentation for design consultants. • Reviewed and provided advice on contract terms and conditions pertaining to design consultant agreements. • Reviewed the consultant’s insurance policies to ensure compliance with the Terms and Conditions of the Contracts. • Conducted evaluations and formalized variations until the issuance of variation orders. • Drafted and prepared Requests for Proposals (RFPs).

Project: Haram Expansion Project, Makkah - A project that comprises buildings, infrastructure, and road works (A Cost-Plus Type of Contract) Roles & Responsibilities • Reviewed subcontract bids and subcontract agreements, involved in the certification of interim payments and finalization of unit rates. • Revised the internal quality control manual to improve the quality of deliverables produced by the commercial team.

 A Villa Project  King Abdullah Financial District, Riyadh: A development will provide more than 1.2 million square meters of mixed-use project comprising residential units, hotels, landscaping. Duties: • Manage commercial aspects, contractual issues and prepare the contractual correspondences • Cost Planning and Tender Evaluation • Control of change management process of different contractors and different type of contracts. • Review, assess and issue recommendation on variations and other claims • Prepare the Consultant’s Task Orders, negotiate with the client for final approval. • Prepare the Consultant’s payment application, variation to task orders and negotiate with the Client. • Manage the team of 9 quantity surveyors and 9 assistant quantity surveyors

KSA base consultant organization King Abdullah Financial District, Riyadh: 30 number of mix use towers with the SAR 19 billion contract value Duties: • Manage commercial aspects, contractual issues and prepare the contractual correspondences • Review, assess and issue recommendation on variations and other claims • Finalize the Contractor’s Payment Applications and prepares the payment certificate and recommendation for client approval • Review the Contractor’s daily activity report to make sure the payment certification to be in line with site progress • Prepared the BOQ for remaining works after the Contractor abundant the work • Prepared and updated claim and payment status log • Review the Contractor’s risk register to include in the monthly report to the Client. • Administrated Project Cost Reports / Cash Flow • Administrated Early Warnings, RFCs and EIs

Jiddah Air Port extension Project Duties : • Prepared the format and break down of BOQ items for the Contractor’s first Payment Application in line with the Engineer’s requirement based on the Contract’s requirements. • Assess the sub-contractor’s variation orders and prepare the recommendation • Coordinating with site based QSs in order to gather the site progress for main contractor monthly payment • Negotiating with the Client’s consultant representative during the interim payment submission • Ensure the contractual obligations during the sub-contractor’s interim payment application • Preparation of monthly cost report

Projects:  22 Stories Residential and Hotel Tower, MEP value 60 million AED and total value of 240 million AED.  Residence of Sharjah Sheikh, MEP value of 50 million AED.  Sheik Zayed Mosque in Fujairah, MEP value of 22 million AED. Duties: • Review and when required, conducts joint inspection with the Consultant for the approval of variation order. • Preparing the cost report, that includes cost value reconciliation and cost to complete and cash flow forecast, • Joint measurements of electrical, mechanical, security, and structured cabling (telecom services) system services, • Developing rate break down analysis. • Prepare detailed construction bill of materials for pre-construction and post-construction project such as mechanical, electrical and plumbing (MEP) and also fire protection including documentation in support of financial cost Consolidate MEP Take-off and Delivered Quantity to Control and monitor the Delivered and Undelivered material, • Preparing interim and final payment statement • Claim preparation for extension of time and prolongation cost.

UK base cost consultancy and project management organization Projects:  39 Story Au and Ag office towers at Jumairah lake towers, Dubai, MEP value AED 80 million  74 floors, world’s 11th tallest, office tower (Al Mas) at Jumairah lake towers, Dubai Contract Value: AED 800 Million Duties: • Identify and notify the variations to client and preparations of its budgets. • Assessing and evaluating the variations & finalizing with the Contractor. • Contractual and technical writing. • Cost plans, measurement/variation analysis. • Provisional sums analyses and finalizes. • Reviewing the contractor’s claims for prolongation cost. • Review and evaluate all documents in regards to claim and payment applications submitted by the contractor, and ensure that is properly formatted based on the Contract and specified company procedure. • Assessing the contractual entitlement of contractor’s claims. • Preparing BOQ based on standard method of measurements

UAE base MEP contracting organization, Dubai. Projects:  400m long 12 story tower, AED130 million MEP value, at Motor city, Dubai.  1000m long 6 story building, AED 180 million MEP value, at Motor City Dubai.  Pre contract work for maintenance hunger building, AED 20 million MEP value. Duties • Developing rate break down analysis. • Identify the variations, evaluation of variations & negotiate with the consultant. • Final account measurement, preparation & agreement with Client. • Contractual and technical writing. • Commercial report/cash flow forecasts. • Preparing interim and final payment statement. • Assess the sub-contractor’s variation orders and prepare the recommendation • Coordinating with site based QSs in order to gather the site progress for monthly payments • Negotiating with client consultant representative during the approval process of interim payment

UK base MEP contracting organization, Dubai Projects: Retail Village & Water parks at Atlantis, Palm Jumairah in Dubai UAE in the area of 40 acres, with the MEP Value of 700 Million AED. Duties • Identify the variations & negotiate with the consultant, • Evaluation of variations, • Monthly interim valuation, • Checking and certifying the material requisitions from site Engineers, • Price estimation and sub-contractor work finalization

• Pricing of BOQ, preparation and submission of tender documents, value engineering proposals, interim and final payment applications, valuations of variation and negotiation with the Clients.
