EXPO2020 is an international event that grabbed the attention of millions of people around the world. Two major zones with their buildings and concourses fall under Enova’s scope: AlWasl from Metro side to the Dome, and Sustainability including Terra. As an Assistant Operations Manager along with 190+ team members, we were responsible to enable an exquisite experience for visitors. This involves proper resource allocation and coordination within the site as prerequisite for 24/7 operations, rehearsals, visitor hours by monitoring the execution of maintenance contracts and review the preventive and corrective maintenance programs while ensuring compliance to all HSEEQ policies and controls across the department.

At Bankmed, I was resourcefully leading all activities of the MEP department within the facility management division engaging the team in multiple project initiatives across branches in Lebanon and Iraq, meeting business objectives and budgets allocated. My key responsibilities include: • Create and implement maintenance program for all branches and Data Centers to optimize operational efficiency and reduce downtime using the Computerized Maintenance Management System (CMMS). • Prepare engineering reports, budgets, RFPs, tender documents, cost estimates and assists in the evaluation of proposals. • Manage construction site Headquarter II project, working effectively with consultants, contractors, engineers and architects, acting as Project Manager and Owner Representative. • Oversee and monitor the installation of mechanical/electromechanical, electrical and plumbing systems. • Ensure all technical aspects of the projects are strictly complied with and in conformity with conditions of contract and BOQ. • Ensure implementation of health and safety requirements and that compliance with authorities’ regulations. • Participate in risk assessment and recommend design modifications to eliminate system malfunctions. • Reduce costs by driving competitive subcontractor bids and effective contract execution. • Review and amend terms and conditions in all maintenance contracts to maximize financial and operational performance. • Assessing and raising condition report for all Bankmed premises. • Ensure proper records management in accordance with the approved policies and procedures. • Challenge status quo and support teamwork by generating suggestions and engaging in problem-solving activities.

Within the scope of my role, I was primarily responsible for developing and maintaining standard operating procedures, contingency plans, emergency response, preventive maintenance programs and all technical documentation. I also looked after the progress of projects against planned timelines; assessing and proposing for hiring quality technical & office staff. My job role included: • Work on various projects such as Marina Towers, Damac, Sky gate, Titanium, Jammal Trust Bank, Clemenceau 303. Suggest new business lines based on customers’ demands in cooperation with Customer Care Department. • Supervise facility, Maintenance, Housekeeping, Security & safety of all properties contracted • Develop and scrutinize SLAs for the portfolio of assets, and ensure alignment to service delivery, client expectations, and expectations from suppliers / service providers in order to achieve quality service delivery, effective supplier relationship, and profitability. • Sustain regularly all related documentation in line with ISO and legal requirements. • Provide training and safety awareness when required to employees and lead by example and to promote best practice at all times with regards to safety at work in all areas. • Reconsider and approve all BOQ (bill of quantities) and quotations prepared by the procurement and projects coordinators prior to sharing them with the client for approval. Setting, reviewing and evaluating Key Performance Indicators (KPIs) related to Projects - Management, Maintenance, Cleaning, HSE and Pest Control Additionally, I executed engagement review and quality assurance procedures in accordance with methodology to ensure profitable and successful execution of engagements. Furthermore, I ensured mobilization of manpower resources for the project within designated timelines.

I looked after the maintenance process of BMS, Medium/Low Voltage substation, Generators, UPS, Escalators, Lifts, Fire Fighting, Intrusion system, CCTV, Fire Alarms, Chillers, Air handling Units and Reverse Osmosis. My job role included: - Developed and submitted energy invoices of all tenants; organizing and revising the annual budget with the technical manager; successfully employing the energy saving application. - Conducted technical review of the new implemented tenants (Design review and site supervision). - Carried out administration of any pre works necessary to ensure that all pre works are authorized, ordered and carried out prior to any works execution. - Ensured safety department teams as well as providing direction and guidance to the management team and employees on QHSE issues within the workplace. - Actively involved in the development of the organizational capability of the Technical Department. In addition, I functioned as specialist on the design, installation, commissioning and maintenance of complex or critical Electrical Systems and Equipment. Coordinated and guided Call Center/Electrical/Mechanical/General service/ Facilities/Safety Team Leaders in order for them to evolve in their jobs and guarantee the levels of service provided. I also oversaw activities of the Maintenance department and contracting personnel.
