Project Executive provided senior project leadership on assigned projects including profit, safety and client management. Managed project delivery on multiple assigned projects. Oversaw the mechanical construction activities on major construction projects. Duties included estimating projects, completing and responding to RFP's, ordering components, and all materials required for project execution, maintaining the schedule and coordination between other subcontractors on the project. Provided documentation to the owner of systems installed and delivered as-built drawings and turnover packages required for QA & Validation at project end. Developed new client base for construction services in local markets for Industrial and Life Sciences Clients. Provided clients with competitive bids for various projects. Made recommendations for construction materials and project execution. Managed all aspects of projects from conception to completion. Hired and coordinated multiple sub-contractors on projects where acting as the prime contractor. Developed schedules for project execution for clients and maintain for successful completion of projects. Managed project costs and procurement activities and approve all project expenditures. Closeout projects at completion and assured profitability requirements were met.

Ensured proper documentation and administration of cGMP critical calibrations and PM's per FDA requirements. Set-up and managed Prime expense maintenance budgets of > ca. $6.0 MM. Managed non-prime expense maintenance budgets ca. > $1.3 MM. Provided project management for all facility, infrastructure, utility and site related capital investments. Maintained current Johnson County Contractors License for construction management of Capital improvement projects where in-house permits were required. Coordinated and administered site investment planning, tracking and spending and reported back to Corporate Headquarters in Germany. Provided project budgets and final project cost estimates for Capital Investments. Ensured compliance to all appropriate building codes and regulations acting as the primary liaison with permitting agencies (City of Shawnee or Johnson County).

Responsibilities included working with the internal customer, construction manager, and design engineers in defining scope requirements. Worked closely with the internal customer and engineers during the design phase of projects, provided pre-construction services that included developing scopes, schedule development, putting together bid packages, holding pre-bid meetings, budget estimates and assigning project resources. During the construction phase project duties consisted of construction activities coordination, submittal reviews, facilitating leading weekly contractor meetings, overseeing safe work practices, managing the budget, reviewing and approving change order requests, maintaining the schedule, and issuing monthly reports to the Bayer’s upper management. Additionally, tracked equipment deliveries; kept the internal management advised of deliveries; and worked closely with the engineers during the construction phase and development of as-built drawings and all documentation for commissioning.
