Executed on custom renovations along side a skilled team of professionals. Performed on all levels of residential/commercial construction; Layout and Design, Painting, rough/finish carpentry, electrical, tile and stone, roofing, siding, weatherproofing. Labored in a fabrication shop to design/build cabinets, custom lighting, paneling, furniture, staircase components using various new and salvaged materials and products.

Manage multiple projects and prepare estimates for diversified, full service real estate development organization specializing in commercial properties, estate homes, and new home developments. Develope solid relationships with customers throughout the sales cycle, contract negotiation, and Change Orders. Schedule Instpections, change requests, punch list and final walk through. Developed unmatched customer loyalty and referrals. Hired and managed a diverse workforce of subcontractors and employees while maintaining well organized and efficient job sites. Estimated bids for framing, electrical, mechanical, plumbing, interior/exterior finishes that resulted in comprehensive and profitable bids being won. Implemented a callback control methodology for all tenant improvement projects involving all subcontractors which decreased the completion time of a costumer punch list by 50%.

Hired and manage various subcontractors to perform on all phases of the project. Communicated a projected schedule of construction with the Homeowner and the Supervisor on site. Coordinated with the Design Team to expedite all material selection and change orders during the construction process. Primary contact for homeowner once the contract is signed to set expectations and maintain a professional and responsive reputation. Contacted the Manufacture Warranty Representatives and Subcontractors who performed on the project to expedite all warranty/repair work and ensure customer satisfaction. Receive all in coming phone traffic at the main office directing calls and providing customers with information and assistance. Receive and manage all incoming product inventory for current projects/warranties.

Submit comprehensive bids for signage based on plans, specifications and addendum's. Produce submittals based on contract documents that included detailed drawings of all signage and attachment methods, sign schedule and site maps showing locations and type/copy of each sign, and all product information, warranties, permits and inspection requests. Manage the submittal process between general contractors and architects to ensure that all signage is accurate and ready for production. Work with multiple vendors and contractors to complete production of all signage before the installation date of each project. Manage "In House" production of all projects at Signs America and Sign a Rama in coordination with a small production team of 9 people. Responsible for ordering materials for each project, keeping all projects on schedule and managing the time spent on each project within the different departments.

Design/Build the back bone and hard scape of each garden based on the space and functionality required by the client. Created an online journal of each project for the client to view documenting the progress of the project. The journal contained a current schedule, work orders, Drawings and Specifications, materials cost/budget, employees hours and other vital notes.
