HVAC maintenance, plumbing maintenance & building access. • Marketed, negotiated, and drafted documents for 218 leases • After purchase of the Los Alamitos Medical Building by Pacific West, boosted occupancy from approximately 65% to 100% in less than 2 years by leveraging market knowledge and marketing strategies • 25 years of providing leadership for the Grove Medical Arts Building, was able to maintain an occupancy of at least 85%, including many long-term tenants that have occupied space for over 10 years • Lowered operational expenses by over 15% in just 2 ½ years, and maintained those operational efficiencies throughout tenure providing cost-savings to the owners • Implemented and oversaw installation of new energy saving systems, including lighting & HVAC • Developed and implemented a parking lot strategy to prevent illegal parking and collect non-rent income, with zero liability and cost to Landlord • Led and managed all on-going tenant improvement construction projects and capital improvements • Oversaw all lease contracts, including escalations, CAM charges and base rent collections • Communicated and negotiated directly with attorneys regarding written instruments • Management and leadership of approximately 40 vendors, and provided approval for all expenses • Directed and oversaw all monthly and annual maintenance items and the permitting process for fire prevention, elevators, backflow systems, and emergency generator • Proven communication skills, including managing hospital administrators and hospital tenancy
