Collect rent, run and review aged receivables reports, facilitate delinquency collections with resident phone conversations and 3-day notices to pay rent or quit, pull-up ledgers and explain charges to residents. • Create express Kimball, Tirey & St. John worksheets to start the eviction process, cancel cases when residents buy-out of the legal process; scan and upload all documentation into Yardi BlackRock. • Create statement of deposit accounts (SODAs) with pro-rated rent, paint/carpet costs, assess insufficient notice fees for broken leases, accelerate rent charges and move-in concession charge back costs, mail itemized disposition of security deposit and painting/cleaning statements to past residents within 21 days of move-out. • Print daily availability reports with updated YieldStar/LRO rental rates, compare and update market survey reports with competitor rates and promotions, follow-up on RentCafe/CRM/Yardi PopCard leads. Investigate deposit account irregularities, ensure Yardi CHECKscan batches have been properly deposited.

Property in Laguna Niguel, CA, 2015-Present: Analyzed residential real estate including rental rates, recently closed sales, HOA fees, school districts and school rankings mapped to individual properties. Researched recently listed properties and comps on MLS, LoopNet and Zillow, in addition to networking for pocket listings. Created digital advertising and scheduled tours, resulting in selection of highly qualified tenants in less than two weeks after purchasing the investment property. • Worked with residents to resolve pinhole water leaks - through replacement of all copper piping with PEX piping, addition of drywall and wall texture, flooring repairs, and repainting - without needing to relocate tenants. Property in Orange, CA, 2014-Present: Drove by and analyzed over 100 rental properties that met school district and investment property criteria. • Hire handymen, contractors, landscapers, plumbers and electricians to improve resident safety.
