Key Responsibilities & Achievements • Reporting to SEA Headquarters in Singapore, led and scaled Legend Interiors (Thailand) operations with full accountability for high-end interior fit-out and project delivery across retail, commercial, and mixed-use developments. • Served as Country Operations Head, owning country-level operational performance, delivery governance, financial control, and people leadership. • Directed the full project lifecycle from tender strategy and pricing through design coordination, execution, commissioning, and handover. • Partnered with Business Development on sales pitching, bid positioning and margin protection. • Implemented strong cost control, value engineering, and cash-flow discipline, improving delivery predictability and execution stability. • Built and led multidisciplinary teams with clear KPIs, reporting structures, and performance accountability. • Acted as the primary decision-maker and escalation point for complex technical, contractual, and client matters. Country-Level Leadership & Governance • Acted as country owner for Thailand operations, representing the business to SEA Headquarters and regional stakeholders. • Accountable for operational performance, financial discipline, organizational capability, and risk management. End-to-End Project & Business Operations • Led the full value chain of the interior fit-out and design–build business from market engagement and tendering to execution, commissioning, and handover. Financial & Organizational Leadership • Owning Thailand-level cost control, margin protection, and cash-flow oversight in close coordination with QS and project teams. • Delivered value engineering and cost-optimization initiatives without compromising design quality or brand standards. • Built, structured, and developed multidisciplinary teams, driving talent development and succession readiness.

• Develop short-term engineering plan by setting KPI&OKRs, develop long-term sustainability plan & ESG strategic goals for group of companies , working closely with executive management to meet company objectives. • Develops and monitors department annual budget, preparation of CAPEX and OPEX for department , monitors inventory, makes requests for capital outlay expenditures as needed and approves expenditures related to the maintenance and operation. • Reviews financial reports and statements to determine how Engineering is performing against budget. • Develop and implement engineering standards and design standards to ensure that standards are effectively implemented for each project during operation and construction. • Develops, implements, and supervises Preventative Maintenance and operational programs for building & architectural works, Landscaping, HVAC, plumbing, fire protection, MDB, transformer, generator, fire pump, waste- water treatment system, mechanical and electrical system, all utilities , and security systems, Solar Rooftop System of MBK Group. • Supervise and inspect the engineering departments of all affiliated companies (The Business Groups of the MBK GROUP included the Shopping Center Business, The Hotel & Tourism Business, The Golf Business, The Real Estate Business, The Food Solution Business, The Financial Business and The Auction Business) to ensure compliance with the Group’s engineering standard and ESG policy. • Develops an organizational model that is focused on customer satisfaction, maintains incident reports and makes recommendations for accident prevention. Responds to all facility complaints and organizational customer service issues in a professional manner. • Manages inventory, including periodic facilities and equipment condition assessments. • Quality Control as ISO9001, ISO14001, ISO50001, ISO 45001
