Work focuses primarily on curing title issues & large Heirship Projects. Job duties also include running complicated Title (WV & PA), and some lease buying in certain situations. An example of such a situation would be my having already developed a professional relationship with the mineral owner(s) after locating/ contacting them upon completion of Heirship research. Presenting & executing the lease personally rather than introducing a Leasebuyer, who would then have to build their own professional relationship.

Tax Resolution

• Handled Curative Assignments for drilling units in multiple WV counties. • Analyzed Title Opinions & Abstracts; and provided Due Diligence reports where applicable. • Generated Curative Memos, & obtained the necessary documentation for title clearance. • Reviewed Land Contracts, Trusts, Probates, and other conveyance instruments to cure outstanding title conditions. • Supported in-house title by gathering, organizing, & analyzing documentation and data. • Provided assistance to Client’s Leasing Department • Consistently met goals and exceeded expectations set out by project managers. • Worked closely with Client, keeping regular meetings and correspondence to ensure completion or resolution in a timely manner.

• Determined curative issues in titles; correcting instruments erroneous or ambiguous. • Compiled Flow Charts & Division of Interest Spreadsheets, and maintained the same. • Secured and verified information for recently located heirs. Obtained Authenticated Probate Proceedings. • Provided weekly updates orally and via email. • Generated Ownership Reports & Affidavits of Heirship, in various formats. Drafted Title Opinions.

• Abstract of mineral & surface titles on special assignments which required extensive heirship research. • Analyzed drilling title opinions, prepared curative documents, and interacted with landowners in the acquisition of such title curative documents. • Generated Mineral Ownership Reports, Affidavits, Flow Charts, Deed Plots, and maps of subject lands. • Maintained excel spreadsheets reflecting division of interest, and overall progress of ongoing assignments. • Located, contacted, and confirmed living heirs. Calculated the fractional interest of each; as per state intestacy laws. • Prepared and facilitated the execution of Affidavits of Heirship.
