Managed five garden maintenance crews in the summer growing season. Scheduling of garden maintenance work for the companies 100+ clients, purchasing of supplies, plant material, gardening supplies, tools and managed equipment maintenance both scheduled and as need. Coordinated snow removal crews in the winter. Also assisted with invoicing and small business payroll, labor compliance and audits.

Provided administrative support to VP of Leasing.

Provided bookkeeping and accounting support as member of the accounting team for the 63 luxury ski condo community. AP/AR. Rental rate calculations and rental revenue accounting including distribution to owners. Assisting with monthly P&L reports for department heads. Assistance with payroll, month end and year end financials preparations.

Management of the 16 home fractional ownership residence club. The HOA is comprised of 128 memberships. Owners/members and their guests vacation at the property or they can also exchange into the Registry Collection or Fairmont Residential exchange programs. My job was to manage all aspects of operations including owner and concierge services, preventive maintenance and annual deep clean, general housekeeping, procurement, contractor management and scheduled repairs as needed. Negotiate and execute service contracts with third party vendors. Manage club members’ benefits, execute vacation planning and coordinate owner exchanges. Develop use policy recommendations for the Board’s consideration for owner experience enhancement. Recruitment and training the staff. Legal compliance with real estate and HOA laws and regulations. Monitoring and evaluating Real Estate Taxes annually and represent the HOA if any revision was needed. I was also responsible for reserves planning and the HOA’s operations budget of $1.1M.

As Residence Manager my focus was on the daily operations management with emphasis on accounting, maintenance, housekeeping and weekly member parties. In the off season the focus shifted to scheduled maintenance of home systems, deep clean of the 20 homes and the club house, the execution of major reserves projects. Also, inventory replenishment, scheduled preventive maintenance and landscape maintenance. Revision and update of procedures and staff training. During my tenure at Inspiration I completed several major capital expenditure reserves projects. Two of those were the exterior painting of the homes and complete pool renovation. All major projects included creating a project plan, vendor selection, contracting and project management. Provided assistance and supervised third party contractors to assure standards compliance and adherence to deadlines. At Inspiration in Florida, I was the designated person participating in annual hurricane preparedness exercises.
