Worked with Senior Property Manager with budgets, reforecast, monthly reports, Capital improvement and tenant improvements updates. Over say the scheduling of inspections for quarterly and annual Fire and Life Safety and followed up on all deficiency work that was needed to be compliant with Fire Department Regulations. Assisted with Capital Improvement projects and Tenant Improvements projects. Performed property inspections, pursue delinquencies, issued 3-day notice.

Managed multi-unit residential housing properties. Portfolio consisted of maintaining 303 unit,14 properties scatted throughout the Greater Los Angeles area. Fostering resident-centric environment, responding to residents' and clients' needs, renovating apartments, and increasing NOI for clients. Supervised 3 fulltime employees Office Manager, Property Supervisor, and Maintenance Director. Worked with Office Manger on customer service issues, advertising, unlawful detainers, tenant retention programs, lease renewals, rent collections and marketing to obtain the potential market rent through comparable. Assist Maintenance Director with 2 fulltime maintenance men and Property Supervisor with 12 on-site managers. Hired, fired, trained, and execute performance reviews on all personnel. Provided monthly financial statements for investors; P & L, Balance Sheet, G/L, check details, deposit details, rent rolls, and delinquencies. Monitor and help with rent collection and ensured that expenses stayed within budget. Worked with CPA to file all taxable liabilities pertaining to LLC's, LP's, and payroll.
